Burien – New Bathroom & Laundry Optimization
The client wanted to add a new bathroom and relocate the existing laundry to optimize space and functionality. The goal was to create a well-integrated design that enhances usability while maintaining a sleek, modern aesthetic. They selected a minimalist classic style with a prefabricated shower pan, black fixtures, and bright accents to achieve a timeless and elegant look. The project also aimed to improve convenience by ensuring a seamless transition between the bathroom and laundry area.
CHALLENGES:
- The drainage couldn’t connect to the existing system, requiring a connection to the exterior main sewer line, addingcomplexity to the plumbing work.
- The small layout demanded creative solutions to accommodate both the bathroom and laundry area efficiently withoutmaking the space feel cramped.
- The space had limited ventilation and natural light, necessitating modifications to improve air circulation andbrightness.
- The existing electrical and plumbing infrastructure required upgrades to handle the new bathroom’s fixtures andappliances without overloading the system.
- The construction needed to be completed with minimal disruption to the rest of the home, requiring carefulscheduling and coordination.
SOLUTIONS:
- Installed a radiant heating floor to enhance comfort and maintain warmth, ensuring a cozy atmosphere during colder months.
- Designed a stackable washer/dryer setup to maximize space efficiency, providing a fully functional laundry area within a limited footprint.
- Added a new window to bring in natural light and improve ventilation, reducing humidity build up and making the space feel more inviting.
- Upgraded the plumbing and electrical systems to ensure efficient operation and compliance with modern building codes.
- Installed an exhaust fan to enhance airflow, preventing moisture accumulation and ensuring long-term durability of the materials.
